A two phase development, the first being twenty two units, and the other nineteen units designed for a quiet cul–de–sac in Parklands.

Free standing duplex units – each with private gardens, two bedrooms, one bathroom and study nook – were grouped into bigger blocks of three to five units, which were then stepped to break the overall massing. Once again, the parking was centralised in internal courtyards, thereby restricting the amount of vehicular traffic among the units. A simple, stripped down Cape Vernacular Architectural theme was used.
